Case Study: Decoration of 248 New Homes in Mytchett, Camberley
There are two sides to our business. SC4 Carpenters delivers contract joinery and carpentry services for a wide range of new build and renovation projects, while SC4 Decorators supports customers with decorating and finishing services. This decorating case study is a good example of a scalable, long-term project in which we helped a customer complete a large, multi-year development to a high standard, preparing the new homes for the market.
The SC4 Decorators team carried out the contract decorating and wallpapering for 248 new homes in 3 phases on Nicholas King Homes’ beautiful Water's Edge site in Mytchett, near Camberley. Work started in October 2020 and was completed on schedule in November 2024.
About the customer and project
Nicholas King Homes (NK Homes) are a family-owned property developer active in the South East of England, specialising in energy efficient new homes that complement the style and history of their local communities. This project involved the client’s Water’s Edge development outside Mytchett, near Camberley, Surrey, a mixed development of apartments and homes overlooking a lake and surrounded by mature woodland.
The challenge
The project had committed to building 248 new homes in three phases over four years. Phase One, which was scheduled for completion by mid-2021, involved establishing the stunning show homes and the apartments directly overlooking the lake. Phase Two works – including the fabulous Crescent Apartments – were due for completion by summer 2023, with the remaining Phase Three homes completed by November 2024.
The main challenge faced by the client related to fluctuations in the build programme speed due to Covid (during Phase One, the country was still in the grip of the pandemic and the resulting lockdowns). Further complications arose from the ups and downs of the housing market over the last five years, including supply chain issues for many building materials. The client was keen to work with a contractor whose understanding of the process could help them overcome these challenges and deliver the project on time. In particular, it was important to ensure there were appropriate levels of high-quality labour available on site to deliver the works promptly, efficiently, and to a high standard.
How we helped
In March 2021, SC4 was brought on board to supply materials and carry out internal decoration for all three phases of the project, including internal walls, ceilings, gloss work for architraves, skirting and other woodwork, internal doors, radiators, external doors, and garage doors. Following a standard tender process, we were chosen due to our proven track record in the industry working on similar projects.
During Phase One, we decorated the sales complex, including wallpapering the show home plots (see photos), setting the standard and template that we followed for the remaining properties. Over the subsequent two phases, we also painted the carports and garage floors of each property, finished the ceilings and walls, and implemented external metalwork (e.g. railings and meter boxes) around the site.
Our side of the project was managed by SC4 Director Of Decorating Services, John Norton, Decorating Project Coordinator Rasal Rasal, and our on-site supervisor, Adrian Bull, with wallpapering and painting works carried out by a team of 30 decorators. We are grateful for the hard work put in by the team throughout the peaks and troughs of the project. While most aspects of the programme ran as planned, we did have to respond promptly to requests for additional work that arose during the project. Some extra shifts and weekend work was required to ensure NK Homes kept on track with their obligations.
Outcomes
All three phases of the project were completed on time and within budget, and the customer was happy with the quality and consistency of our work. It is rewarding to see a housing project like this develop from a work in progress to a thriving new community, and we look forward to working with the client again on similar ventures when the opportunity arises.

242 New Homes at Selborne Road, Alton
In Winter 2022, SC4 Carpenters Ltd started the contract carpentry and internal and external decorating services on 196 homes for Phase 2 of this site in Alton, Hampshire. Reflecting the high standard of work and customer satisfaction offered by SC4 Carpenters Ltd, this followed on from the first phase of 46 new homes commenced in October 2020.
Carpentry for 265 new homes at North Stoneham Park, Eastleigh
From 2018-2022, SC4 carried out the carpentry works for 265+ new-build houses and flats for contractor Highwood on Phases 2a, 2b, 8 and 9 at North Stoneham Park, Eastleigh, Hampshire. In parallel we also installed the timber frame for 550+ new homes, manufactured by Taylor Lane Timber Frame for Highwood.

SC4 Decorators has performed very well on both of these large projects in 2017-18 for which I was the Senior Contract Surveyor.
They have managed and supervised their operatives very well in terms of quality of work, correct labour levels as and when required, general house-keeping was excellent and John Norton kept in constant contact with both our contracts manager and site manager throughout the project on a regular basis.
They attended every site progress meeting without fail and were very helpful with regards to overcoming problems on site with minimal fuss.
From a commercial perspective they were within budget, minimal variations and the final account was a smooth process.
